Community Living

The concept of the subdivision is to promote a complete communal environment that encourages safety, security, and familiarity and for both homes and families. Subdivisions that are walled and not gated are the preferred presentation for Rancho because it eliminates additional costs related to a Home Owners Association while providing a stronger sense of security than would be afforded to an open community.

Through the assistance of DACE and use of Empowerment Zone funds, acreage has been secured that will provide for subdivisions of 80 to 200 homes within the communities of Coachella, Thermal, North Shore, and Mesa Verde.  These properties are strategically located as to support the principles of Smart Growth and Walkable Communities.

Smart Growth and Walkable Communities principles encourage planning and development to support homes being built within walking distance of goods, services, and employment.  This concept reduces the need for automobiles and thus reduces congestion and auto emissions that have been proven damaging to human and environmental health. Additionally, the benefits to daily living by having goods and services within close proximity to housing has become a development standard.  These amenities along with schools, parks, and entertainment venues are designed around the notion of “location, location, location”.

Each development will have a distinct appeal that blends well within the existing community in architectural design, home size, and density.  Home sizes will range from two-bedroom starter homes for young professional up to five-bedroom family homes on lot sizes ranging from 5000 to 6500 square feet.

Subdivisions planned for development by RANCHO will utilize the principles of the Empowerment Zone and the mission of DACE by:

  • Integrating resident input throughout the planning and development process
  • Securing community partners for financing, planning, development, and construction
  • Insuring sustainable growth by providing permanent housing and home ownership opportunities for residents and revenues for RANCHO for future project investment
  • Promoting economic opportunities in construction jobs for local residents as well as home ownership and self-sufficiency
  • Achieving strategic vision for change by improving infrastructure, creating economic base, and promoting future development
